With Julie’s help, we were able to meet our goal and we listed our house on Friday…
We had an immediate response and made plans to be out of the house all weekend to allow for showings. It was easier for us to keep the house clean and presentable by keeping the kids out. We had so many showings.. and so many offers rolling in that we decided to put a deadline on it. We gave it until 5pm on Monday and just told everyone that we were getting multiple offers and to bring their best offer by then. The response we received was incredible. Before putting our house on the market, we were worried about not being able to sell it. Or not getting anywhere near our asking price. We were so wrong. So. So. Wrong.
After 22 showings over 3 days, Sarah (our realtor) came over and presented us with 11 offers. They were ALL over the asking price! Some had letters from the potential buyers attached…. trying to pull at my heart strings. There were even people driving by the house and calling Sarah while we were sitting with her trying to choose an offer. It was insanity! I never in a million years thought that our house would receive than much attention.
In the end, we went with a middle of the road offer because it was a cash offer and we could move forward with making a second offer on *the house* and be able to drop our contingency much quicker than if we took an offer with financing. Plus, the buyer offered us a free leaseback for a couple of weeks while we wait to close on the new house. It was definitely the right choice for us.
After we got our house under contract, we submitted another offer on *the house*… and they accepted! Our option period just ended–all inspections came back great–and now we are just waiting for closing. We close on our house next week… and on the new house in July. It’s all gone so quickly! I’m sure there will be a sad, sappy post about leaving our first home… but I’m going to save that for later. <3
